I serve full-time at Garrett Realty Partners & have since May 2014 when I started in the marketing department before transitioning to sales in February 2015. I have received awards for volume 5 years including gold awards from a few associations for a year where I did over $8,000,000 in sales (VPAR & HRRA). However, throughout my career, I have prioritized unmatched service and offerings over sales volume. That helps to explain how I put together perhaps the most comprehensive list of programs to reduce home costs in Hampton Roads before my 1st volume award. Most of what you see on my website today was produced in 2022 or later, and I've dedicated far more time than most agents on media, i.e. my arguably unmatched multi-city/county median area photos & Matterport neighborhoods, which has counterintuitively caused my sales volume to drop drastically due in part to limited time & how much potential clients rely on bandwagon effect when selecting a prospective agent/broker.

  • Functional staging available for 3% commission even at $150k+ properties, i.e. (w/ some depending on occupancy & all requiring absence of certain pests like fleas)

  • I have access to 4 MLS directly and 2 more indirectly, tailoring which MLS are used based on price and location, with the best quantitative approach I've seen publicly available to noting which are necessary, and with a $300 add on fee, can have access to another MLS that provides up to 100 pictures (while 50 is typically sufficient even when integrating area photos for properties on <.5 ares and >2500 sq ft, a higher max is helpful for high acreage, high square foot, &/or multi-unit properties) and a greater word count max than any of the others, which can autopopulate into many sites better than would be possible if I relied exclusively on local MLS options.

  • Posting to Facebook (w/ 3% package) w/ options for highly effective partnering efforts between seller and agent to do more than the agent could on their own

  • Premium multiformat video available depending on price when 3% commission package is chosen or a la carte, i.e.:


C. There's also the more typical things I do (though you'd be surprised at the number of agents who don't do some of these), like:

  • Hiring a pro photographer for every listing

    • (The best ones I hire have very limited reviews, so most agents/brokers don't know about them, while I've seen companies with high reviews & high ratings do some things that you might have a hard time believing, i.e. sending me aerials for the wrong house and not covering the bathrooms in a virtual tour in a 2 bathroom house)

  • Physical sign

  • Flyers developed by the marketing department at my firm

  • Autofed from MLS to over 100 websites

If looking to travel to VA for buying or selling a property you don't yet occupy at the moment, Adam offers unmatched travel hacking expertise among local real estate agents to drastically reduce your travel costs &/or enhance your traveling experience. For those with a written brokerage relationship or listing agreement with him, he offers a free consultation for travel related to a purchase or sale.
