Matterport House/Neighborhood Tours in SE VA

While I'm unaware of elsewhere in the United States where these are happening, I've brought Matterport 3D tours from the house to the neighborhood amenities to SE VA in 3 neighborhoods, with plans for many more. Those neighborhoods are:


How These are Possible:

The cameras

  1. Leica BLK 360 G1 cameras (able to be used on the Matterport platform as of 2018) made it possible to cover much larger exterior & interior areas with higher accuracy in less time.

  2. The less expensive & faster scanning Matterport Pro 3 (debuting Aug 30, 2022, w/ a starting price of $5,995 as of 4/8/25) did the same, though it required more scans than the BLK 360 G1.

The other technology

  1. Mobile phone RAM & tablet RAM as well as speed metrics are slowly catching up to the high-intensity needs of big Matterport projects to put together massive 3D tours, with the latest Ipad Pros, coming out in May of 2024 (& still likely the best option as of 4/8/25) having 1TB & 2 TB 16 GB RAM units with the M4 chip.

  2. The best-in-class Matterport platform has also adapted to enable better options for larger projects

  3. Computers, mobile phones, wired internet, wifi, & 5G coverage have also gotten better & faster for those buyers who are viewing the tours after they're created & published.

  4. An increased number of places to list homes for sale & rent have also adopted compatibility with 3D tours, especially Matterport, over time.

Time & vision

To break into Matterport neighborhood tours, someone with an unusually high focus on real estate tools/gadgets and technological resources needed the time and the vision to take things to the next level in response to the technology & tools that were available. Adam Garrett had both.


Adam Garrett is a real estate agent, who started in the marketing department at his firm before transitioning to sales. While he's been an agent for over a decade, he has been doing his own Matterport projects for around half a decade after a hiatus where he briefly hired out tours to give him more time to devote to sales, only to be dissatisfied with the quality of the "professionals" whose photography company had plenty of great reviews. The major last straw for him to go back to doing Matteport himself was someone who missed one bedroom and one bathroom of a 2 bedroom, 2 bathroom house, where you'd be shocked at the volume of positive 5-star reviews they had with an overall score very close to a 5.0.

Opt-out Your House

If you'd prefer to opt out of being visible on the Matterport 3D tour of your community, here's a form that you can fill out, though keep in mind that much of the online data about your home will still be visible, often including a street view of your home, interior pictures, and in many cases a 3-D view of the exterior of your home that typically doesn't have to do with me (i.e. on Google Earth/Google Maps).

Consider Season

It's best to do a neighborhood tour when the season is optimal for your area, which varies based on area, but which typically avoids November 15-March 15. That also happens to be a slow time in the local market where it's typically best to avoid listing during that time.
