Matterport is the best platform for virtual tours of homes.

Neighborhood Amenity 3-D Tours Now Available in Central & Eastern VA!

Adam may be the 1st real estate agent in the area to have integrated off site neighborhood amenities (whether within the HOA or outside of the community) directly into Matterport virtual tours of resale homes. Here are some examples as they would be seen on a listing, starting within the home or facing the home and integrating segments of the nearby area:

Why I Stopped Outsourcing Virtual Tours: Quality & Cost

The reason why I stopped outsourcing virtual tours is the same reason that I stopped outsourcing aerials: time & quality. There was actually a time when I had my 360 camera, my Matterport account active, & my drone, so there was no real additional cost for me to do drone photography or virtual tours, but I was trying to save time by hiring these things out to others. What I encountered was consistently worse quality than what I could do myself, despite the fact that these were "professionals" I was hiring, with some of the worst experiences being with companies that had plenty of great reviews online.


I have paid for enough virtual tours prior to (& after) acquiring a Matterport account and a 360 camera to know that many "professionals" do a relatively poor job with virtual tours. One of the last straws for me was when a "professional photographer" completely missed 1 of 2 bedrooms in a home and 1 of 2 bathrooms in the same home. The seller moved out soon after the job, and the format that the photographer was using was one that would need to be completely redone (with a now empty house) in order to work out.

Adam's Available Virtual Tours for His Real Estate Clients

For Adam's real estate clients who are selling with Adam, Adam offers his virtual tours at no cost to the seller.


For Adam's real estate clients who have closed on a property with Adam & who wish to acquire virtual tours for property management (not for sale), Adam offers Matterport virtual tours for half of his typical competitive costs (see section below) for up to 3 properties per closing at that pricing (typical pricing if desiring more than 3 properties to be scanned per closing).

Adam's Available Virtual Tours for Sellers, Listing Agents, Landlords & Property Management Companies who are Not Adam's Real Estate Clients

Below is pricing for single-family homes. Multi-family units & certain commercial properties may incur higher pricing due to being more split up & requiring more scans:

If seeking to add exterior scans, here is Adam's pricing, & keep in mind that exterior scans may be limited due to equipment limitations where Adam won't attempt more than 3 scans of the same location:

1-10 scans: $30

11-20 scans: $60

21-30 scans: $90

31-40 scans $120

41-50 scans: $150


Area Amenity Scans to Integrate as 360 Images: $50/hr including drive & editing time


Virtual tour pricing includes up to 6 months of hosting. If you need more time than that, that can be arranged for $25/3 months per 1-200 scans within 1 slot of my Matterport plan, or $36/3 months if a 201-500 slot scan.


Adam lives in Governor's Pointe & offers virtual tours with no additional cost for up to 30 minutes away from the Governor's Pointe clubhouse in Suffolk. Exceptions can be made at times if the owner/occupant is flexible on timing. For instance, if Adam will be in Richmond anyways 1 day, and a property is within 30 minutes on the way from Smithfield to Richmond, that would also require no additional travel cost. I charge $25 extra for every additional 15 minutes 1 way beyond 30 minutes away. I am frequently on the peninsula, while most days I work primarily from home.

While there are some exceptions, here is my coverage area for sellers as of 5/18/25, with all of my listings including a Matterport 3-D tour, though some of the higher level commission packages include more detailed exterior/unfinished spaces for Matterport than my lower-level packages:
