With advanced features vs public websites (i.e. built-in flood zone that's superior to other public search websites like Zillow, agent templates, more search criteria possible, direct agent feedback on your proposed search criteria, agent suggestions on search criteria, and more detailed searches) there is a lot that MLS searches offer that public websites don't. That said, there are some cases where you should integrate public websites into your search specifically targeted towards niche scenarios (i.e. FSBO searches).
I review some of the factors involved with finding your home & tips on a successful search, such as establishing text alerts as new properties hit the market even on sites where that's not a built in option and more.
Here I recommend some linked resources from others as well as a number of resources that I'm providing.
A hot topic for buyers is mortgage interest rates. Here I share where they are, where we've come from, project where they're going, & share what buyers can do about it.
Here I go over:
1. Offering Low or High
2. A Strong Offer
3. Repairs Visible Prior to Offer
4. Starting with a Verbal Offer
5. Counteroffers
6. Appraisals
7. Escalation Clauses
8. Letters to the Seller
9. Atypical Elements
10. Home Inspections
Here I go over common mistakes on agent choice (i.e. apathy & making a hasty decision) as well as some of the main reasons why your agent choice is so important.
