Are you relying on FEMA maps alone for flood risk? You shouldn't be. In some cases, First Street models have properties in FEMA zone X that flooded during Hurricane Isabel in 2003, per First Street models. According to First Street, for FEMA's AE zone, which has at least 1% risk of flooding, some cities & counties in VA have a much lower number of properties in designated FEMA zone AE than there should be. Also, 1st Street has models of the likelihood of flooding across various minimum thresholds, and both the 2026 risk as well as future risk based on trends & measurably rising waters.
