In this article, I'll be going over how I, Adam Garrett at Garrett Realty Partners, can help investors. There are a number of ways that I can and do help real estate investors, whether they are looking to buy, sell, or get advice on renting out their properties.
What Adam Will Do for Investors
1. I help buyers to buy, including investors.
What I can offer buyer clients is extensive, i.e.:
Top 1% digital tools for buye's agents (i.e. water heater serial number to year identifier)
Matterport 3D tours on best camera available for them (Matterport Pro 3) w/ automated digital defurnish option for properties under contract with me if a buyer doesn't want to come to the property in person as long as seller/listing agent gives permission.

Arguably unmatched video showings in SE VA when considering other factors plus video visuals (i.e. dual camera video for live & separate recorded feed of higher quality, camera stabilizer, lights on stabilizer, drone & part 107 since 2020, pole for camera, borescope, dashcam mount, etc.)
Some of the unique ways I can help investors after purchase is by providing aerials & Matterport virtual tours if they are managing something for rent (self-managing or with a property manager) for half of my typical competitive costs for up to 3 properties per closing with that investor (i.e. from a purchase with them) at that pricing. I can also freely provide them some of my existing top-notch area photos.

3. I help sellers to sell, including investors.
What I can offer seller clients is extensive, i.e.
Multiple commission options to choose from based on marketing package tiers starting at 2.5% (for properties $150k or greater as of 9/14/25)
Baseline marketing at 2.5% includes:
Professional photos
Aerials

Area photos
1 open house
& much more!
3% marketing packages include enhanced marketing capabilities, including:
More open houses
Functional staging (i.e. hand towels, premium snack and drink selection, footies, interior & exterior floor mats, soap, label holders, etc.)
More time,
Virtual staging in photos of vacant properties
Twilight rendering for at least main photo
More exposure, i.e. via social media sharing & providing enhanced opportunities to partner w/ agent marketing in ways agents can't, i.e., identifying pages where no agents are allowed to post.
Higher MLS coverage guarantees in an area where some cities & counties need more than one MLS to even get 50% MLS coverage
Ad spending budgets & other spending budgets at certain price tiers, i.e. for premium video at higher price points
Video from House Adam Sold Neighborhood 3D Matterport tours are available to be integrated directly into the tour of the property being sold
(excluding when the filming window is isolated to being between November and March 15 due to low visual quality, typically, & for neighborhoods where no permission is available from HOAs or where not warranted due to lack of amenities)

I don't do property management, but I offer certain specialized marketing (Matterport virtual tours, aerials, & area pics) for landlords, and if they've closed on other property with me, I offer it at a discounted rate.
