My Fees (Higher than Most)

Like rental assistance, where I also charge tenants by the hour, I do not actively pursue agent-to-agent assistance but am willing to help at times. Fees may be lower than the below at times, by my discretion, if an agent with more experience than me has helped fill in for me for a lower amount before vs the below.


My fees (for all time spent from 9-5 & 6 PM -8:30 PM Monday-Saturday) are:

$75/hr from January-February

$80/hr from November-December

$85/hr from September-October & in March

$90/hr in August

$100/hr from April-July


Adam doesn't do Sundays. He is available from 6 AM-9 AM (which includes travel time etc.) for an additional $15/hr surcharge on top of his typical fees.


Keep in mind that charges are based on time at property, admin time, & transit.

I try to be very thorough with my work which takes more time than most Realtors for admin & in-person assistance. Please let me know in advance if you'd like me to only spend a certain amount of time at the property or if there is a certain amount of time that the showing window is limited to based on the buyer or the listing agent.

My Showing Style

In my opinion, my feedback to buyers prior to & within showings is within the top 1% of agents in terms of informing buyers of pros & cons so that buyers can make the most informed decision.

Why I Personally Pay More for Experienced Agents When I Seek Agent Fill Ins

I share the following in my article on my agent fill ins for me when I can't be somewhere:

"Many agents miss the mark, in my opinion, regarding agent fill-ins by asking whatever agents in their firm are available to show properties for a relatively small fee rather than exclusively asking those who are experienced agents for a higher fee. Often if a video showing is involved, agent fill-in requests won't include any sorting by video options either, despite how critical the quality of the video element of a showing is whenever a video showing is performed.


When I have a buyer that needs a showing, I will typically first reach out to my go-to experienced agents...I don't feel threatened by their greater levels of experience and feel that they will do a better job than those with low experience despite not doing as good of a job as me according to what my buyers have told me in feedback. If I'm unable to get a fill-in from one of my go-to agents, I will reach out to more agents, but when doing so, provide minimum criteria, always including minimum career transaction volume in that criteria."

Non-Compete Agreements Available

Adam personally likes to get agent fill-ins that are more experienced than him, while not concerned that his clients will like them more than him. No matter how experienced the agent, Adam typically gets the impression that they like Adam's showing style more. In the event that you are concerned that Adam will "take your buyer" and that they will like him more than you, he has no problem with signing non-compete agreements, & will promptly let you know if he is sought out by your buyer soon after the fact.

Buyer Brokerage Requirement for Buyers

While not an attorney, it is Adam's opinion that buyer brokerage agreements are legally required in VA. He won't do showings for you if you don't have an established buyer brokerage agreement in typical circumstances unless clear in the law that it's a special circumstance (i.e. if you're the listing agent & he acts on behalf of you to represent the seller)
