Buying a House Near Power Lines: What Home Buyers Should Know

I generally prefer power lines to be underground rather than above ground in close proximity to a home, especially when we're talking about large high-voltage transmission lines.
That doesn't mean I would automatically rule out a house simply because power lines are nearby.
The better approach is to determine what kind of power lines they are, how close they are, how visible they are, what property rights are involved, how the local real estate market responds to them, and whether they would bother you personally or potentially affect resale later.
There are also legitimate questions about electromagnetic fields, property value, audible noise, utility rights-of-way, storms, disclosure requirements and other issues.
The key is not to assume that all power lines—or all properties near them—should be treated the same.
Quick Takeaway

Power-line electric and magnetic fields are in the non-ionizing portion of the electromagnetic spectrum. The National Cancer Institute states that low- to mid-frequency EMFs are not known to damage DNA or cells directly in the way ionizing radiation can. NCI also states that no consistent evidence of an association between non-ionizing EMF and cancer has been found, while acknowledging unresolved epidemiological findings involving relatively high magnetic-field exposure and childhood leukemia. [1]
For a home buyer, however, health evidence and real estate marketability are separate questions.
A future buyer does not have to prove that power lines cause a health problem in order to dislike looking at them.
That distinction matters.

Different types of power lines can create very different buyer concerns.
Not all overhead power lines create the same real estate considerations.
One of the first things I would determine is whether you're looking at ordinary neighborhood distribution infrastructure or a major high-voltage transmission corridor.
You may encounter:
typical wooden distribution poles;
neighborhood transformers and service lines;
larger sub-transmission lines;
steel lattice towers;
large transmission monopoles;
utility corridors crossing or adjoining private property.
The structure's appearance may provide clues, but I would not determine the actual voltage based only on how a pole or tower looks.
From a real estate standpoint, I would generally view a major transmission corridor immediately behind a backyard differently from an ordinary utility pole serving houses along a residential street.
Questions worth investigating include:
Who owns the infrastructure?
Is it located on the property, within an easement, or on an adjoining parcel?
Can the line voltage or type be reliably determined?
How close are the conductors, towers and right-of-way to the house and the areas of the yard you expect to use?
Identifying what you're actually dealing with should come before deciding how significant the concern is.
Current research does not show a consistent link between EMF and cancer, but research is mixed.
Power lines produce electric and magnetic fields.
The National Cancer Institute categorizes magnetic fields associated with electric power lines within the low- to mid-frequency, non-ionizing portion of the electromagnetic spectrum. These fields are not known to damage DNA or cells directly in the way ionizing radiation such as X-rays can. [1]
The scientific literature is not accurately summarized by either extreme:
“Power lines have been proven to cause cancer.”
or
“Every possible health question involving power-line exposure has been conclusively disproven.”
NCI reports that studies involving childhood cancer and residential or power-line magnetic-field exposure have produced mixed findings. It concludes that no consistent evidence for an association between any source of non-ionizing EMF and cancer has been found. [1]
Some epidemiological studies have found an association between relatively high average magnetic-field exposure and childhood leukemia. NCI notes important limitations, including the relatively small number of highly exposed children and uncertainty over how the association should be interpreted. [1]
NCI also reports that the International Agency for Research on Cancer classified extremely low-frequency magnetic fields as “possibly carcinogenic to humans” based on limited evidence relating to childhood leukemia. That classification does not establish that living near a particular transmission line causes cancer. [1]
I am a Realtor, not a physician, epidemiologist or EMF specialist.
My role with a buyer is not to diagnose medical risk. It is to help identify the issue, point buyers toward credible information and make sure a concern isn't simply ignored because someone likes the house.
Buyers with significant health concerns should review reputable medical and scientific information and discuss those concerns with appropriate qualified professionals.
EMF exposure generally decreases as distance from power lines increases.
The EPA states that electromagnetic-field exposure from a power line decreases as distance from the source increases. [2]
The exact field at a particular location can vary based on factors such as electrical current, line configuration and distance.
That's one reason I would not use a personal threshold such as 300 meters as though it were a scientifically established dividing line between “safe” and “unsafe.”
Distance remains useful information.
There is an obvious practical difference between a house immediately beside a major transmission corridor and another property substantially farther away.
What I would avoid is creating false precision.
Online maps can be useful for preliminary distance estimates. When exact boundaries, easements or rights-of-way matter, a survey, recorded property documents and utility information are more appropriate.
There is no single federal “safe distance” standard for power lines.
There is not currently a single federal residential setback that creates a universal “safe” versus “unsafe” boundary for living near power lines.
The EPA states that there are no federal standards limiting electromagnetic fields from power lines and similar sources in the United States. It also notes that some states have standards involving high-voltage transmission-line rights-of-way. [2]
That should not be confused with saying distance doesn't matter.
Field strength generally decreases with distance. [2]
What does not exist is a universal federal residential distance that can be used as a medical pass/fail test.
I would also be cautious about websites that sell EMF testing or mitigation products while publishing their own definitions of “safe levels.”
A commercial company's preferred exposure target should not automatically be interpreted as a government health standard.
For a buyer who wants actual property-specific measurements, that is better handled as a specialist question.
Power lines can affect property value, marketability, and future resale.
Yes, power lines can affect property value and marketability.
What I would not do is apply a universal percentage to every house near a transmission line.
A frequently cited study by David Wyman and Chris Mothorpe examined 5,455 vacant-lot sales in Pickens County, South Carolina. The researchers reported estimated pricing discounts of 44.9% for vacant properties adjacent to high-voltage transmission lines and 17.9% for certain non-adjacent vacant properties within 1,000 feet. Their analysis also concluded that both proximity and visibility should be included when modeling the effect of high-voltage transmission lines. [4]
Those are significant findings.
They do not establish that every completed house next to transmission lines is worth 44.9% less.
The study involved:
vacant lots rather than otherwise identical completed homes;
one geographic market;
high-voltage transmission lines;
a specific set of transactions;
varying proximity and visibility.
For an actual purchase, I would rather investigate what buyers in the local market have actually done.
If sufficient comparable data exists, I would look at questions such as:
Do similarly affected homes sell for less?
Do they take longer to sell?
Does the effect become more pronounced when the towers are visible from the house or backyard?
Are directly adjacent properties affected differently from homes several streets away?
Does the current asking price already compensate for the location influence?
An academic study can establish that the issue deserves attention.
Local comparable sales are generally much more useful when evaluating the specific property in front of you, but finding sales that are an exact match for powerline exposure isn't always easy even in the same neighborhood.
Visibility can matter as much as proximity when buyers evaluate a home.
Visibility can be one of the most important practical considerations.
Consider two houses that are a similar distance from a transmission corridor.
At one property, vegetation and topography may keep most of the infrastructure outside the primary sight lines.
At another, large towers may dominate the view from the kitchen, primary bedroom, deck and backyard.
Those can produce very different buyer reactions even if an online map shows similar distances.
I would specifically look from:
the front yard;
driveway;
backyard;
deck or patio;
kitchen;
family or living room;
primary bedroom;
upstairs windows;
other areas where you expect to spend substantial time.
I would also consider whether the current visual screening is likely to remain.
Trees can be removed.
Nearby land can be cleared or developed.
Utilities can manage vegetation within their rights-of-way.
The valuation research discussed above is also important here because it specifically found that visibility as well as proximity mattered to its pricing model. [4]
High-voltage transmission lines can sometimes create noticeable audible noise.
Some high-voltage transmission lines can produce audible noise.
Bonneville Power Administration technical material discussing 500-kV transmission infrastructure identifies corona as a source of audible noise and electromagnetic interference and notes that corona effects vary with conditions. Wet conductors associated with rain, fog, snow or icing can affect those conditions. [5]
That doesn't mean every transmission line will produce noticeable noise at every nearby property.
For a buyer, I would make the question practical.
Stand outside.
Walk around the backyard.
Spend time on the deck or patio.
Listen from bedrooms or living spaces facing the line.
The meaningful question isn't merely whether transmission lines can make noise.
It's whether the infrastructure at this property produces something you would notice or dislike.
Utility easements can restrict how portions of a property may be used.
This can be more important than buyers initially realize.
If a transmission corridor crosses, borders or appears to be part of the property, I would investigate the actual recorded property rights rather than assuming that the fence line, landscaping or mowed lawn tells the full story.
Potential questions include:
Is there a recorded utility easement?
Does it cross the parcel or only an adjoining property?
How wide is the easement or right-of-way?
What access rights does the utility have?
Can vegetation be removed or trimmed?
Can you install fences or other improvements?
Could an easement interfere with a pool, garage, shed or addition?
Is vehicle access reserved for the utility?
Who actually owns the land beneath the lines?
Is what appears to be part of the backyard actually within the property's boundaries?
A survey, title work, recorded documents and appropriate professional review can be much more reliable than visual assumptions.
Overhead power infrastructure can be vulnerable to storms and other hazards.
I would be more careful with this subject than I was in my original research notes.
Above-ground electrical infrastructure is physically exposed to environmental conditions that underground infrastructure does not experience in the same way.
A U.S. Department of Energy/Oak Ridge National Laboratory review identifies storm events including ice storms, high winds and wildfires as hazards capable of causing physical damage to transmission/distribution lines or poles. [6]
That does not mean that living near a transmission line automatically means more outages.
A large transmission line visible behind a house may not even be the local distribution infrastructure directly serving that property.
Grid configuration, utility maintenance, vegetation, redundancy, local weather and the particular distribution system all matter.
If electrical reliability is important to you, investigate the property and area rather than assuming:
“Near a large power line = more outages.”
or
“Near a large power line = fewer outages.”
Both are oversimplifications.
Virginia disclosure rules do not appear to include a standalone power-line disclosure.
Virginia deserves separate discussion because disclosure requirements are state-specific.
As of August 19, 2026, the Virginia Real Estate Board's current Residential Property Disclosure Statement is identified by DPOR as effective July 1, 2026. [7]
I reviewed the current DPOR disclosure materials and the Virginia Residential Property Disclosure Act and do not see a standalone affirmative disclosure category specifically requiring a seller to disclose merely that high-voltage transmission lines are located near a property. [7][8]
That statement should be understood carefully.
It is a description of what I found in the current published materials—not legal advice and not a conclusion that no legal, contractual, title, easement or disclosure obligation could apply in a particular transaction.
Virginia's disclosure framework expressly places substantial due-diligence responsibility on purchasers for a variety of property matters, including recorded matters affecting the real estate and questions involving lot lines and the ability to improve property. [8]
DPOR itself states that its disclosure information is an abridged overview rather than legal advice and recommends consulting the Virginia Code and an attorney when legal advice is needed. [7]
The facts matter.
Recorded documents matter.
The contract matters.
The law can change.
The Virginia Code website also currently identifies a revised version of §55.1-703 that becomes effective January 1, 2027, so a future reader should verify the version applicable at the time of the transaction. [8]
If this issue could materially affect a purchase or a future sale, verify it with the appropriate Realtor, settlement/title professional and a qualified Virginia real estate attorney when legal interpretation is needed.
For property outside Virginia, check the disclosure rules for that state.
I evaluate homes near power lines using a systematic due-diligence process.
I approach it systematically.
1. Identify what you're looking at
Determine whether the infrastructure is ordinary distribution or a significant transmission corridor.
2. Estimate proximity
Consider the distance to the home, usable yard, nearest tower and right-of-way.
Distance affects EMF exposure, but I would not treat one arbitrary number as a universal pass/fail threshold. [2] Rough proximity is easily done on Google maps using the measure function.
3. Evaluate the actual view
Look from important rooms and outdoor spaces rather than relying only on aerial imagery.
Visibility can also matter to market reaction. [4]
4. Listen
Determine whether there is noticeable transmission-line noise that would affect your enjoyment. [5]
5. Research property rights
Review available surveys, title information and recorded utility easements.
6. Study comparable sales
Ask your Realtor whether there are enough useful sales to compare properties with similar power-line exposure against otherwise comparable properties without the same influence.
7. Consider future resale
Ask yourself:
If these power lines bother me today, how many future buyers might react the same way when I sell?
Even if they don't bother you, the possibility of a smaller future buyer pool is worth considering.
8. Consider financing and appraisal
Do not automatically assume that every lender, appraiser or comparable-sale analysis will treat the location exactly like an otherwise similar property without the same influence.
Verify property-specific issues when appropriate.
9. Consider insurance
I would not automatically assume transmission lines create an insurance problem.
I also wouldn't guess.
If anything about the property or local risk profile is unusual, ask the insurer directly.
10. Decide whether the price compensates for the tradeoff
Every property has tradeoffs.
A home near transmission lines could still be attractive if its location, home features, price and other advantages outweigh the concern for you.
Likewise, a substantial discount doesn't make a property attractive if you already know you will dislike the setting every day.
Questions You Might Ask Before Buying
Before buying a property materially affected by power lines, consider asking:
Are these ordinary distribution lines or high-voltage transmission lines?
Who owns and operates them?
What is the approximate distance from the home and usable yard?
Is there an easement or right-of-way affecting the parcel?
Can we review a current or existing survey?
Can we review recorded easement documents?
What uses are restricted within the affected area?
Are the lines visible from important rooms or outdoor spaces?
Is there noticeable noise?
Have similarly affected nearby properties sold for less?
Have they taken longer to sell?
Does the current price appear to account for the issue?
Are planned changes to the transmission corridor publicly available?
Does the lender see an appraisal or financing concern?
Should the insurer be asked about anything property-specific?
Are there state-specific disclosure questions to verify?
What should the title company, surveyor or attorney investigate?
Would I still want this house if the vegetation currently blocking the transmission lines disappeared?

Bottom Line
If I was buying, whether or not I would rule out a house because power lines are nearby would depend on the circumstances.
I also would not dismiss the issue simply because someone says there is no proof that the lines are dangerous.
There are several separate questions:
Health research
Distance
Visibility
Noise
Easements and property rights
Buyer perception
Local marketability
Resale
Those questions don't necessarily point in the same direction.
One buyer might review the health literature, have little personal concern and decide that a meaningful price advantage outweighs the presence of transmission lines.
Another buyer may conclude that staring at a tower from the backyard would bother them every day.
Neither decision is automatically irrational.
What matters is understanding the tradeoff before buying.
My preferred approach is straightforward:
Don't panic. Don't assume. Verify.
Identify what the infrastructure is.
Research what can reasonably be researched.
Look at local comparable sales.
Review the property rights.
Consider how the home actually feels when you're there.
Then decide whether the property, price and risks fit you.
These are the key questions I would ask before buying near power lines.
