Why I Stopped Outsourcing Aerials: Quality & Cost

The reason why I stopped outsourcing virtual tours is the same reason that I stopped outsourcing aerials: time & quality. There was actually a time when I had my 360 camera, my Matterport account active, & my drone, so there was no real additional cost for me to do drone photography or virtual tours, but I was trying to save time by hiring these things out to others. What I encountered was consistently worse quality than what I could do myself, despite the fact that these were "professionals" I was hiring, with some of the worst experiences being with companies that had plenty of great reviews online.


I have paid for enough aerials to know that many "professionals" do a relatively poor job with aerials. One of the last straws for me was when a "professional photographer" sent me photos of the wrong property until I asked him about the missing subject listing. Before I started doing it myself, I would frequently not get the photos that I wanted from the air.

Adam's Available Aerials for His Real Estate Clients

For Adam's real estate clients who are buying or selling with Adam, Adam offers his aerials at no cost to the seller.


For Adam's real estate clients who have closed on a property with Adam & who wish to acquire aerials for property management (not for sale), Adam offers aerials for half of his typical competitive costs (see section below) for up to 3 properties per closing at that pricing (typical pricing if desiring more than 3 properties to be shot per closing).

Adam's Available Aerials Pricing for Sellers, Listing Agents, Landlords & Property Management Companies who are Not Adam's Real Estate Clients

Below is pricing for aerial photos, not including travel fees if Adam needs to drive more than 1 hr round trip (see coverage area section for details):


On Property & within close proximity of property:

$100 for 1 acre or less

$125 for 1.01-3 acres

$150 for 3 acres-5 acres

$175 for 5 acres to 7.5 acres

$200 for 7.5-15 acres

$250 for 15-20 acres

Call for 20+ acres

Pricing assumes the ability to see drone visually without >1 mile of traveling by foot (driving is no problem if possible) on land & access to an area not requiring a fee.


Additional options if already getting aerials on property:


Price per location per listing for use of existing area amenity photos Adam has taken:

1-10 photos: $35

11-20 photos: $50

21-30 photos: $75

31-50 photos: $100


Price per location per listing for Adam's suggested captions (not including proximity to home, which ideally is acquired by listing agent):

1-10 photos: $10

11-20 photos: $15

21-30 photos: $20

31-50 photos: $30


Price per location shooting of new area amenities within 1-mile drive from home:

$15

Price per location shooting of new area amenities from 1.01-2 miles drive from home:

$25

Price per location shooting of new area amenities from 2.01-5 miles drive from home:

$35

Price per location shooting of new area amenities from 5.01-10 miles drive from home:

$50


Sunrise shots add on if sunrise occurs during the following times & all shots desired at sunrise:

7 AM+ $75

6 AM-7 AM $125

Before 6 AM $175


Sunset shots add on if sunset occurs during the following times & all shots desired at sunset:

8 PM+ $175

7 PM-8 PM $125

Before 7 PM $100

Please note that if the owner's property is not the primary object in the shot, Adam reserves the right to use them with others.


If a permit is required in a location, Adam's pole shots are available instead.

Pole Shots

I also offer pole shots when needed from an up to 30' pole, i.e. if needed before manual FAA authorization can be acquired near a base, where permits are required, etc.

Ground Shots Add On or in Lieu of Aerials

  1. If you'd also like some shots from the ground, it's $25 extra.

  2. If you'd like shots from the ground instead of aerials, it's at a $25 discount if 15-30 minutes away of me (so $75 instead of $100 if it's within a 1 hr round trip for me) or a $50 discount if within 15 minutes away from me.

Sunset/Sunrise/Twilight Add-Ons & Lot Lines Drawn

Sunrise add-ons are not available at this time. If seeking an actual sunset add-on, it's only available in times of the year when I can be home by 8 PM.


Twilight virtual add-ons are available for $25/image. Lot lines drawn are also available for $25/image.


For virtually enhanced images, expect additional processing time.

Adam's Coverage Area

Adam offers aerials with no additional cost for up to 30 minutes away from his otherwise closest location on any given day that would be possible to go to directly after that time. He is based out of Governor's Pointe in Suffolk, though most of his sales are on the peninsula and he has a broad coverage map from Louisa county (NW of Richmond) to Virginia Beach to the Northern Neck. Exceptions can be made at times if the owner/occupant is flexible on timing. For instance, if Adam will be in Richmond anyways 1 day, and a property is within 30 minutes on the way from Smithfield to Richmond, that would also require no additional travel cost. I charge $25 extra for every additional 15 minutes 1 way beyond 30 minutes away. Actual time taken for the drive is what matters for that pricing, so scheduling outside of high-traffic times is ideal.

Ideal Timing of Photos

There are a few locations where you can see the ideal timing for photos during any given week:

  1. Clear Outside (Desktop Version) w/ orange ratings at the top, 30%-60% cloud coverage, & most of the clouds low or medium.

  2. Shade Map (app) to show where the shade will cast at what times

  3. Alpenglow (app - especially paid version I have) for sunrises & sunsets


In some cases, significant notice (the more the better) will be needed prior to FAA authorization of restricted airspace, especially in commercial airport locations (i.e. PHF, RIC, & ORF) especially close to the airport with no ft allowing immediate LAANC approval. In the case of locations around bases, typically at least 3 days notice will be needed, but these could take longer.
