House raised. Seller requests pre-approval/proof of funds w/ all offers. Deposit held by Garrett Realty Partners. Tall crawlspace w/ upgraded moisture barrier & HVAC lighting to improve air quality. Double-pane windows.
The property uses county water at the moment. There is an old well on the property that was disconnected from the house in the past 5 years but could be reconnected. One storage shed is 288 sq ft and the other (red which conveys as is but has power) is 240 sq ft. The detached garage is 768 sq ft.
Getting to Nearby Water from the House
The house has a creek accessible that’s on property. We aren't certain that someone could go from the house to the Chesapeake Bay by water due to a bridge close to the creek of a neighbor on Williams Pointe Rd. You might be able to get a kayak underneath the bridge at low tide, but we haven't tested it.
There are 2 marinas within 3 miles of the house, both of which have a boat ramp.
Perrindise Marina & Club:

There’s also 728 acres of Guinea Marsh Wildlife Management Area 3 miles away where you could probably put in a kayak, skiff, or something else for fishing (or hunting as long as not powered by a motor if fishing from the boat), though there’s no boat ramp there. You could go there free for hunting, fishing, or birding as long as you have a fishing or hunting license. If you don’t have a fishing or hunting license, you could do a $5/person daily access permit or $23/person annual access permit.



4. There’s also a free boat ramp that’s adjacent to Gloucester Point Beach & free fishing pier 4.9 miles from the house.

Plants: Poisonous & Edible
Edible Plants/Fruits/Nuts on Property:
Here are some additional pictures/identification of some of the perennial fruit bushes/trees, herbs, & large pecan tree on the property. With the large crabapple tree, it needs an additional crabapple tree (even a small one) to bear fruit. It’s currently bearing fruit due to a potted crabapple tree that the sellers plan to take with them when they move. There is a very large pecan tree adjacent to the 2 car detached garage. According to the sellers the current pecans aren’t suitable for eating, but they haven’t mentioned trying to do any fertilization or otherwise to the tree to get the pecans that it bears to be in a better shape. According to Plant Me Green’s pecan guide, “Like most things, pecan trees need regular care to survive (and thrive).”
Crabapples are edible contrary to popular belief. Alexis Nicole, a viral Tik Tok poster about foraging, has a 15 second catchy song on the subject. There are also tons of low maintenance wild blackberries on the property as you can see from the many pictures from various spots of them in the hyperlink of additional pictures of edibles on property. The wild blackberries have more fruits at the moment ready for eating than all other fruit bearing plants on the property combined, though the large herb garden also has lots of current edibles ready to eat.
Poisonous Plants on Property:
There is some poison ivy & Virginia Creeper to watch out for that can irritate the skin if touched or harmful if eaten by humans or certain other animals (though poison ivy berries are part of some birds’ diets & Virginia creeper berries are part of some birds and some mammals’ diets, but shouldn’t be eaten by people), especially within the tree line beyond the field.
